Why Your DFW Home Is Hard to Cool in June (And How to Fix It)

Your AC is running constantly but the house won't reach 74°F. Here's what is actually happening — and what to do about it.

June in Dallas-Fort Worth is when the first wave of HVAC service calls arrives. Not always because systems have failed completely — but because homes that were fine in May are suddenly struggling to cool down in the afternoon. The system runs and runs, electricity bills jump, and the house never quite reaches the thermostat setpoint. Here is what is usually causing it.

1. The System Is Undersized or Was Never Properly Sized

This is the most common cause of a home that “just can't keep up” in summer heat. Many DFW homes — especially those built in the 1990s and early 2000s — were installed with systems sized by a rules-of-thumb estimate rather than a proper Manual J load calculation. A slightly-undersized system works fine in May at 85°F but falls behind when temperatures hit 100°F+ in June.

Signs of an undersized system: the AC runs nearly continuously in the afternoon without cycling off, rooms on the west and south sides of the house are always hotter than others, and the house temperature rises 4–5°F above setpoint on very hot days. An accurate Manual J calculation can confirm whether your equipment is sized correctly.

2. Low Refrigerant

A system with a slow refrigerant leak can work adequately in spring but struggle noticeably in summer heat. Low refrigerant means the evaporator coil cannot absorb as much heat per pass of air, reducing the system's cooling capacity. You might notice the air coming from your registers is not as cold as it used to be, or that the outdoor unit's copper refrigerant lines are sweating or icing at certain points.

A refrigerant recharge without finding and fixing the leak is a temporary fix — the refrigerant will leak out again. A proper repair involves finding the leak (electronic detection or UV dye), fixing it, and then recharging to spec.

3. Dirty Condenser Coil

The outdoor condenser coil releases the heat your AC removes from your home into the outdoor air. If the coil fins are clogged with cottonwood, dust, or grass clippings, heat can't escape efficiently — and your system's capacity drops. You can identify this by looking at the outdoor unit: if you can't see light through the coil fins from the outside, the coil needs cleaning. This is done with a coil cleaner and a gentle rinse — not a pressure washer, which can damage the fins.

4. Duct Leakage

DFW homes with attic duct systems — which includes most homes built before 2010 — can lose 20–30% of cooled air to attic space through duct leaks and poorly sealed connections. In June when attic temperatures hit 140°F+, every cubic foot of air that leaks into the attic is cold air that never reached your living space. Duct sealing is one of the highest-return efficiency upgrades available to DFW homeowners.

5. The System Hasn't Been Serviced

A clogged filter, dirty evaporator coil, or weak capacitor can each reduce cooling capacity by 10–20%. Stacked together, a system that hasn't been serviced since last year can be operating at 60–70% of its rated capacity before it fails entirely. If you skipped your spring tune-up and your house is struggling in June, scheduling a service call now is the most immediate improvement available.
